However, since July 15, 2023, there has been a shift in the lawyer fees structure:

For the first RM500,000: 1.25% (subject to a minimum amount of RM 500)

For the subsequent amount: 1%

Note: This structure applies to lawyer fees for both house-buying and loan agreement processes.

So how do we go about calculating lawyer fees for buying a house? 

To make this clear, let’s consider an example of a house priced at RM600,000, applying both the old and new lawyer fee structures.

With the previous structure:

For the first RM500,000, the fee was RM500,000 x 1% = RM5000.

For the remaining RM100,000, the fee was RM100,000 x 0.8% = RM800.

Thus, the total lawyer fee with the old structure would be RM5000 + RM800 = RM5800.

Now, applying the new structure:

For the first RM500,000, the fee is RM500,000 x 1.25% = RM6250.

For the remaining RM100,000, the fee is RM100,000 x 1% = RM1000.

With the new structure, the total lawyer fee becomes RM6250 + RM1000 = RM7250.

Comparing the Old and New Lawyer Fees
