Earlier this week, a client who is buying a house through a real estate agent approached us.

As usual, we provided her with all kinds of advice and recommended her to a trustworthy sale and purchase agreement lawyer to help her out.

She was excited and thrilled with the arrangement.

But her real estate agent doesn’t share the same enthusiasm.

THE SCAM

He refused to forward the property details and documents to the Lawyer in charge. And repeatedly claimed his Lawyer has an open file for the Purchaser.

This hideous scam, surprisingly, is used by many tacky real estate agents.

Now not all real estate agents are at such. Many are kind and very cooperative.

The real estate agent also so bold as to ask his Lawyer to charge a fee to the Purchaser for not using their firm – They claimed they had done all the works – another lie.

Truth be told, the Purchaser does not ask them to do anything.

Lucky enough, this Purchaser has a strong will and will not put up with this kind of pressure and scam.

The Purchaser fight back.

And with the new sale and purchase agreement Lawyer by her side, they managed to get the documents and seller contact number from the banker and agent.

Ahh… A small win.

So, we thought the trouble end here.

NEW TROUBLE

However, when the new sale and purchase agreement Lawyer did a land search on the property. There was a revelation on the existing owner.

The land search reveals that the real owner name on the land search doesn’t match the Sale and Purchase agreement.

It was a surprise but not uncommon.

It happens when the previous sale and purchase agreement lawyer doesn’t complete the transaction and lack proficiency.

The Seller will need to investigate further, including having a conversation with his previous sale and purchase agreement lawyer.

At this point, we only can wait, and hopefully, there is a solution for this.

The journey to find a good sale and purchase agreement lawyer maybe not easy. I would suggest throwing in a few questions before engaging them. And see how well and how fast they answered them.

Besides asking for the best price, you will need to start a conversation with a lawyer and trust your gut. This will give you a brief idea of whether this is a trustworthy one.

You can also use a law firm with a good recommendation from someone who used them and had a great experience.
