Cik A : Saya beli rumah dari pemaju, dah lama dah… Pemaju pun dah bankrap. Rumah tak siap. Tapi bank dah disburse sebahagian duit kepada pemaju. Saya tak bayar pun kat bank. Sekarang dah black list. Perlukah saya membuat bayaran?

Jawab: Cik A, andai kata bank telah membuat disbursement kepada pemaju, Cik A adalah wajib membayar balik pihak bank.

Cik A: Tak adil macam nie. Rumah tak dapat, tapi kena bayar bank.

Jawab: Saya faham situasi Cik A.Tetapi terma-terma nie telah tertulis didalam loan agreement, sepatutnya Cik A haruslah memahami risiko-risiko membuat pinjaman rumah dan jugak risiko membeli rumah dari pihak pemaju.

Moral of story:
1. Belilah dari pemaju yang mempunyai kewangan dan profile yang stabil. Hendaklah membuat research sebelum beli rumah.
2. Semasa menandatangani perjanjian jual beli dan loan agreement bank, seharusnya tanya peguam yang hadir soalan-soalan yang berkemungkinan berlaku.
3. Timba Ilmu Hartanah. Banyakkan baca blog-blog hartanah atau Blog Kewangan.
